How to Calculate Office Space for Your Healthcare Practice

Determining the right space for your healthcare practice is critical to its overall success. Decide if you prefer a retail setting, standalone building, or office building that is general office or specific to medical (MOB). Do you want 2nd generation space or to design the buildout yourself? Consider where your referrals will come from and if visibility is important. For general dental practices, certain healthcare practices and veterinary hospitals, having signage can be very important for a new practice, and may not be available in certain buildings. Keep in mind your future plans and if the space will allow you to grow and offer flexibility to expand.

Calculating space requirements and the correct square footage for your practice varies by industry. Below are some considerations to help you plan.

A good rule of thumb for general dental offices is approximately 400 square feet per operatory. This formula will change for certain specialties or open bay concepts.

Calculate the square footage of each of these rooms in an ideal world and add about 30-35% extra to account for hallways, shared spaces, etc.
